I'm Broker Associate with MIAMI by Vi, brokered by eXp Realty, and today I wanted to share with you the market statistics of your neighborhood. You can contact me, there should be a button below, but anyhow, let's go over the way I am doing this statistics, is I go into the multiple listing service, that's one source, I go into the public records and scrape the data over there, and I have other sources that they help me do that, and based on that, to price the home and position it in a way that will sell fast for top dollar in the current market. So let's look at that. So this is your neighborhood and there, 10 new listings, 10 active listings right now. Nine of them, they did some price change, 10 listings are pending, which means they have contract on it, and 10 homes have sold in the last 90 days, five homes expired. Let's look at this report. There are also two distressed sales in your neighborhood, which means that they are facing foreclosure. What else is interesting here? This is snapshot of the new listings. As I said, if you click the bottom below, you can get details about all of this. I'm not gonna go through through that. I just kind of wanted to give you very quick overview of what's happening in your neighborhood. So if I go here, I just wanted to get to the stats and comparison of the estimated home value of your home. The median price in your neighborhood is 638K. Compared to last month, it increased almost 2%. Compared to the last three months, increased almost 9%. And compared to the last 12 months, increased a little bit over 23%. If you look and compare your median estimated home value two years ago, it actually increased a little bit over 32%. The sales price, the median sales price in the neighborhood is 700K, increased 7.36% over the last 30 days. And over the last 90 days, increased almost 19%, over the last year, almost 24%, and compared to two years ago, almost 67%. That's great news, guys. The thing is that we don't know how long this market will perform the way it is performing right now. There are a lot of things are happening. The war between Russia and Ukraine, the COVID, and all of these grants the government was giving to people because of COVID, now they are stopping them. Interest rates are showing to go up, which means buyers are not going to be able to afford and buy more for their money. We don't know, so if you've been thinking of selling, I think now is a really great time to do that. I've been through the crisis back in 2007/2008. And I know how, as soon as the media start scaring people away, things are turning around very fast. So if you've been thinking about selling, maybe now is the good time. And let me show you another statistic from the multiple listing service. This is showing again that average days in the market. If you see here, it says "Status: Closed." So 10 homes have sold, again, in the last 90 days. And you can see, depending on the price range, more expensive the home is, it takes longer. For instance, this home that was listed at half a million, sold only for six days. And the one that it's 1.5 million, sold for 129 days. So there a lot of factors.
